Latest News: Early details for Clongriffin Central Phase 2
Information made available to clongriffin.com suggests phase 2 is expected to comprise of a huge
700 apartments, which adds another large increase in residential density in Clongriffin.
For context, the current development of blocks 5 and 6 will add residential 408 apartments.
A creche with fewer than 150 childcare places is suggested, and although this is a useful amenity, it may be unlikely to meet growing local demand given the scale of new housing.
The information also indicates around 2,000 square metres for mixed retail, leisure, and food and beverage space. While leisure space is indicated, the limited size of this space means any facilities or amenities are likely to be small to medium size units. The space available would not support a large chain gym, leisure centre or any exciting amenity and expectations for anything more should be adjusted.
Also absent from the information shared are any references to schools or office space. This is likely to disappoint residents who have long highlighted gaps in social, professional, and recreational infrastructure in the area.
If delivered with the suggested spaces, phase 2 of Clongriffin Central will continue the pattern of
high-density housing with minimal supporting facilities. While some additional shops and food outlets MAY emerge, the scale and scope of what is planned fall well short of what was once promised for the area.
This is particularly disappointing when compared with earlier plans from Gannon Homes, which included far more ambitious commercial elements for the site, including a cinema. Based on the current information, it now appears very unlikely that Clongriffin Central will deliver any such exciting amenities.
As this information is not yet public, changes remain possible. However, if these plans are indicative of what is to come, Phase 2 risks being another missed opportunity to provide the kind of amenities needed to support a growing and increasingly dense community in Clongriffin.
Considering Phase 1 began in Q1 of 2025 and will be ready Q1 2027, a similar timeline could see phase 2 completed Q1 of 2029. As schools and other important amenities are not suggested in phase 2, we would have to wait until phase 3 for further plans to be announced.
